SECTION 01705 PROJECT CLOSEOUT
1.01 GENERAL REQUIREMENTS
Require each installer of systems requiring continued operation and maintenance by Owner to provide on-location instruction to Owner or his representative, sufficient to ensure safe, secure, efficient and non-failing use and operation of systems. Provide written instructions and maintenance/operation manuals where required.
Require Article below on larger projects, or if desired by the owner. Otherwise omit.
1.02 OPERATION & MAINTENANCE MANUALS
Provide [ ] copies of operating and maintenance manuals comprised of operating and maintenance data organized into suitable sets. Bind data into individual heavy duty 3-ring binders of a manageable size, with pocket folders for folded sheet information. Appropriately identify each binder on both front and spine. Include or bind separately material safety data sheets for products used, including interior finish materials, coatings, sealers, and adhesives.
1.03 FINAL CLEANING
Clean or reclean entire work using only nonhazardous cleaning materials and procedures. Remove non-permanent protection and labels, polish glass, clean exposed finishes, remove debris, vacuum clean all spaces, clean light fixtures, replace burned out or dimmed lamps, sweep and wash paved areas, police yards and grounds, and perform similar cleanup operations needed to produce conditions acceptable to Architect.

Scouring Powder: Bon Ami Polishing Cleanser (Faultless Starch/Bon Ami Corporation, Kansas City, MO).
General Cleaner: AFM Super Clean by AFM Enterprises, 350 Ash St. Suite 700, San Diego CA 92101-3404, (619) 239-0321.
Mildew Control: AFM X158 Mildew Control by AFM Enterprises, 350 Ash St. Suite 700, San Diego CA 92101-3404, (619) 239-0321.
Mildew Removal: AFM Safety Clean by AFM Enterprises, 350 Ash St. Suite 700, San Diego CA 92101-3404, (619) 239-0321.
Soap: Auro No. 411 Organic Soap, Livos AviSoap Concentrate, or Livos Latis Natural Soap.
Glass Cleaner: A solution of 50% distilled white vinegar and 50% water.
For projects with a Construction Waste Management Plan
Recycle, salvage, and return construction and demolition waste from project and arrange for pick-up of salvageable materials in accordance with the Waste Management Plan.
Promptly and legally transport and dispose of any trash. Do not burn, bury, or otherwise dispose of trash on the project site.
1.04 PROCEDURES AT SUBSTANTIAL COMPLETION
Comply with the General Conditions and complete and submit the following before requesting Architect's inspection of the work for substantial completion:
Checklist for possible items required for substantial and final completion:
Warranties required in the specifications or otherwise provided by subcontractors, suppliers, and manufacturers.
Permits and certificates which are issued for the work.
Drawings which were stamped and approved by the building inspection department.
Bonds.
Certificate of insurance for products and completed operations.
Certificate of inspection, testing and acceptance by governmental authorities.
Reports on final tests by the Contractor.
Reports on final adjustment of equipment.
Verification of operation and maintenance instruction.
Operation and maintenance manuals.
Service and maintenance contracts, directories, and schedules.
Keying schedule and keys.
Extra stock, maintenance stock, and spare parts.
Project record documents.
Progress photograph negatives.
Final photographs and negatives.
Upon receipt of Contractor's request, Architect will either proceed with inspection or advise Contractor of prerequisites not fulfilled. Following initial inspection, Architect will either prepare Certificate of Substantial Completion, or advise Contractor of work which must be performed prior to issuance of Certificate and will repeat inspection when required to be completed before final acceptance.
1.05 PROCEDURES AT FINAL ACCEPTANCE
Comply with the general conditions and complete the following before requesting Architect's reinspection of the work for final acceptance:
Submit final payment request with final releases, lien waivers, and supporting documentation not previously submitted and accepted.
Submit consent of surety, if surety has been required.
For projects with a Construction Waste Management Plan
Submit a Summary of Waste Generated on a form acceptable to the Owner.
Upon receipt of Contractor's notice that the work has been completed, including items listed under Certificate for Substantial Completion, and excepting incomplete items delayed because of acceptable circumstances, Architect will reinspect the work. Architect will either recommend final acceptance and final payment, or advise Contractor of work not completed or obligations not fulfilled as required for final acceptance. Architect will repeat procedure as necessary.
